The article explains how banks can take control of dangerous properties and prevent them from getting to a point that the appointment of a Health and Safety Receiver by a City or County is necessary. On April 21, 2020, the City of Fresno moved ex-parte to appoint Bay Area Receivership Group over 1630 S. Third Street in Fresno, California in Fresno County Case #20CECG00407 . The Property has been the site of several recent fires and an ex-parte was necessary due to COVID. Now that Bay Area Receivership Group has been appointed it will take immediate action to abate the nuisance conditions at the Property.

On March 5, 2020 Ryan Griffith presented to the County Counsel Association in San Diego at the WestGate Hotel regarding Receiverships. The presentation brought up very interesting points related to how Receiverships and Conservatorships can work together. It also brought up some complex legal issues that Bay Area Receivership Group’s legal team is researching.
On March 2, 2020 the First Appellate District of California Accepted Bay Area Receivership Group’s Amicus Brief , which argues for Receiver’s to obtain super-priority and strip liens. On January 14, 2020, the Fresno County Superior Court appointed Gerard Keena as a Receiver over two Properties 136 W. El Dorado Street, Fresno, CA 93706 and 430 S. Thorne Avenue, Fresno, CA 93706. Both properties have been vacant for years, which has lead to substantial deterioration. Now that Gerard Keena has been appointed as Receiver by the Fresno County Superior Court, he will begin taking steps to bring the Property into a productive use.
